On arrival you will be offered a complimentary afternoon tea in true Scottish tradition, including homemade cakes and a "dram" of Highland whisky. A choice from the breakfast menu, a full breakfast or continental alternative with as much tea and coffee as you require.

Check out times - 7.30 to 11.00 hrs
Please let us know if you would like to make arrangements outside these hours and we will try and accommodate you.
Cancellations:
Cancellations made seven days or more in advance of your arrival date will not be charged. Cancellations made less than seven days before the arrival will be charged the rate for one night. If you room is consequently rebooked by another guest, then you will only be charged 25% of the cancellation fee. The cancellation policy for the Edinburgh festival, New Year and major sporting events is 100% of the value of your reservation if cancelled after 28 days before your reservation. If you room is consequently rebooked by another guest, then you will only be charged 25% of the cancellation fee.
Children or pets are not encouraged, but please contact us to discuss if required.
Smoking is not permitted in the property.
